Penetrating damp, also known as water ingress or lateral damp, is a common cause of dampness.

Penetrating Damp is used to describe the result of water penetration through an external wall and into the inside of the property. This usually occurs due to water finding a defect in the building or when external brick or stone walls have degraded to the point where they become porous and allow moisture to pass through the external wall into the property.


How to identify Penetrating Damp

The most common signs of penetrating damp include, but are not limited to:

  • Water stains on external walls
  • Damp patches on walls or ceilings
  • Wet and crumbly plaster
  • Signs of black mould isolated in one area

Main Causes of penetrating damp

There are several main sources that cause penetrating damp:

  • Building defects- Overflowing gutters, leaking or blocked pipes, damaged pointing, poorly installed windows and missing roof tiles
  • Porous walls– Ageing bricks lose their ability to keep out rain penetration while cracks in external render allow water ingress

Penetrating damp can be highly damaging to a property if left untreated, even if it does not penetrate all the way through a wall. It can lead to other damp related issues such as wood rot, damp plasterboard, heat loss, damp smells, frost damage to masonry and unsightly water damage on both the outside and inside of your property walls.
